Preheat oven, 350 degrees. Lightly grease a 9 inch pie plate.
Make the crust by mixing crumbs, sugar, vanilla, and butter.
Press mixture firmly and evenly against bottom and side of pan.
Bake 10 minutes. let cool.
To make the filling. In a medium sized sauce pan whisk the water and cornstarch and cocoa until smooth.
Sir in condensed milk and egg yolks.
Cook over medium heat until thick 5-10 minutes.
Remove from heat and stir in butter and vanilla.
Pour into baked pie shell. Chill until ready to serve.
